Proposals sought
for Bruma site

A parcel of land along the river in Bruma has been earmarked for mixed-use development, and the Johannesburg Property Company has invited interested parties to submit ideas.

BRUMA is getting a new lease of life. The Johannesburg Property Company (JPC) is inviting property developers to submit proposals for the mixed-use development of a prime site in the eastern suburb's central business district.

The site, which falls under the Bruma urban development framework, is located in the Bruma central-east business district and is bordered by Ernest Oppenheimer Avenue, Allum Road, Vernon Road and the Jukskei River.

The development framework was specifically designed to set parameters for the land release strategy and is aimed at attracting investment for the economic upliftment of Bruma's commercial node.

Other objectives are attracting tourism opportunities, encouraging active use of public open space, and upgrading and improving the surrounding environment, says Tembakazi Vanqa, the project manager at the JPC.

"The site earmarked for development comprises approximately 50 000m2 and has a Business 4 zoning."

Business 4 zoning allows the possible development of a residential component along the Juskei River, forming a synergy with the adjacent site across the river, which has also been set aside for development by the JPC.

"The residential component will comprise cluster and sectional title townhouse developments. An office component, retail, commercial and tourism and entertainment opportunities will be included," Vanqa says.

The development proposal is supported by comprehensive technical base studies, including a base geotechnical study, an environment sensitivity analysis, an engineering capacity study and a base transportation analysis and market demand studies.
